What's in an exported file
See the exact sections and columns each report type puts in its PDF and CSV, which labels differ from the ones on screen, and what the account logo, the Incenti footer, and the public download link mean.
Before you start
- You need a report you've exported, or are about to. See Publish and export a report for how exporting works and where the files land.
- This page is a reference for the file contents. Nothing here changes what gets exported — the figures come straight from what you entered on the report.
What every export has in common
Whichever type and format you pick:
- Your account's name opens the file. In a CSV it's the very first line; in a PDF it's part of the header block.
- Your account logo sits in the top-right of the first page of every PDF. It's the logo on your account page — see Account settings to change it.
- A "Powered by Incenti" mark closes the file: the last line of every CSV, and the footer of every PDF page alongside its page number.
- A generated-on timestamp appears in every PDF header, and in the Fiscal Impact CSV.
- The figures are a snapshot. A published report is locked, so every later export of the same report carries identical numbers.
The Download link on an export is public: anyone holding the URL can open the file without signing in to Incenti. Share it only with people who should see the figures.
Economic Impact: the CSV
Sections run down the file in this order, each headed by its name:

JOBS AND PAYROLL IMPACT columns: Year, Calendar Year, Jobs (Headcount), Average Wage, Annual Payroll, Cumulative Payroll. Its Total row fills in Annual Payroll only.
PROJECTED VALUES columns: Year, Calendar Year, Total Value, with a Total row summing Total Value.
The Employment and Jobs and Payroll sections are only written when the report has employment figures.
Economic Impact: the PDF
Headed Economic Impact Report with the generation timestamp and your logo, then a highlight strip showing Start Date, Years, Total Investment, and Total Projected.
Sections, in order:
- Project Timing — Start Date, Number of Years.
- Capital Investments — a table of Title, Value, Growth Factor (the CSV writes this header as "Growth Factor (%)").
- Projected Values — Year, Calendar Year, Total Value, continuing onto further pages when there are many years.
- Employment — Retained Jobs, Retained Jobs Average Wage, New Jobs, New Jobs Average Wage, Total Jobs, Total Average Wage, Wage Growth Rate.
- Jobs and Payroll Impact — Year, Calendar Year, Headcount, Avg Wage, Annual Payroll, Cumulative Payroll.
Each page's footer reads "Economic Impact Report - Page 1 of N" next to the Incenti mark.
Fiscal Impact Analysis: the CSV
Opens with Project Fiscal Impact Estimate and a Generated on date, then:

PROPERTY TAX COMPARISON rows: Transaction Basis Adjustment,
Renovation/Construction, Total Project Cost, one row per configured tax
(named <tax> (<rate>%)), Total Annual Tax, and then a standalone
"New Annual Property Tax (Commercial + Residential - Current)" line.
With no Sales Per SF rows entered, that section prints a single "No entries added" row rather than being left out.
Fiscal Impact Analysis: the PDF
Headed Project Fiscal Impact Analysis with the generation timestamp and your logo, then a highlight strip showing Sales Tax Revenue, Property Tax Revenue, and Total Fiscal Impact.
Sections, in order:
- Tax Rates Configuration.
- Property Tax Comparison — a Metric / Current / Commercial / Residential table with Transaction Basis, Renovation/Construction, Total Project Cost, each tax line, and Annual Property Tax, followed by the New Annual Property Tax line.
- Estimated New Household Income, Estimated Household Spend, and Estimated Sales Per SF in Project on the following page. The Sales Per SF table's last column is headed Taxable Sales.
- Estimated Annual Fiscal Impact Summary — Total Sales Tax, Total Property Tax, Total Fiscal Impact.
Footers read "Page N of M" next to the Incenti mark.
The PDF's Estimated New Household Income section also prints Price Per Unit, 30 Year Fixed Rate, and Monthly Mortgage Payment. These are left over from an earlier version of the report, aren't on the report page any more, and always read zero. Ignore them.
Loan Amortization: the CSV

AMORTIZATION SCHEDULE columns: Payment #, Payment Date, Beginning Balance, Payment Amount, Principal, Interest, End Balance — the same columns as the Payment Schedule table on the report page.
Three figures appear only in the export: Total of All Payments (the monthly payment times the number of payments), Total Interest Paid, and Interest as % of Principal (total interest divided by the loan amount).
Loan Amortization: the PDF
Headed Loan Amortization Schedule with the generation timestamp and your logo, then a highlight strip showing Monthly Payment, Total Payments, Total Interest, and Total Cost.
- Loan Details — Loan Amount, Annual Interest Rate, Loan Period, Start Date, First Payment Date, Last Payment Date, Interest as % of Principal.
- Amortization Schedule — a table headed #, Date, Beginning, Payment, Principal, Interest, Ending, continuing onto further pages for long loans.
The footer reads "Loan Amortization Schedule - Page 1 of N" next to the Incenti mark.
Labels that differ from the screen
Some exported labels don't match what the report page calls the same figure. The numbers are identical; only the wording changes.

The exports also add rows the page never shows: Total Project Cost per scenario on the Fiscal Impact property tax table, and the three loan figures listed above.
Common questions
Q: My report name has a comma and the CSV columns are shifted. What happened? A: CSV values are written separated by commas without quoting, so a comma inside a name — a report title, a tax name, or a Sales Per SF category — splits that line into extra columns. Rename the offending item without commas and export again.
Q: Can someone outside my organization open the export link? A: Yes. Export downloads are public URLs: anyone with the link can open the file without signing in. Pass a link on only when you'd be comfortable handing over the file itself.
Q: Where does the logo on my PDF come from? A: Your account logo, set on the account page. Change it there and the next export picks up the new one — already-exported files keep the old logo, so re-export if you need the new branding. See Account settings.
Q: Why does the CSV call a figure something different from the report page? A: Some export labels were written before the on-screen ones and haven't been renamed. The table above maps every one of them. The numbers are the same either way.
Q: Can I change what goes into an export, or get a Word or Excel file? A: No. The sections and columns are fixed, and the only two formats are PDF and CSV. A CSV opens in Excel or Google Sheets if you need to work with the figures.
